General Terms and Conditions (GTC)


The holiday villas are located on the west side of the Canary Island of La Palma, in the municipality of Tijarafe. They are approximately 70–110 meters apart (each villa is isolated) on a large plot (22,000 sq m) in a scenic location with magnificent panoramic views of the Atlantic Ocean and forested mountains.


1. Terms of Use:

Very important:

All additional costs for hot and cold water, heating, electricity, towels, bed linen, beach towels, tea towels, fiber optic internet access with Wi-Fi, use of washing machine and dryer, use of the pool, parking, community fees, island litter, final cleaning (for longer stays of 20 nights or more, intermediate cleaning is also included), waste disposal fees, and a cot, high chair, baby bath, toddler carrier, and stroller (on request in each case) are included in the weekly or daily rates.

The user will receive – usually by email – a booking confirmation and the house rules applicable to the respective holiday villa, along with other information about the organization. Upon receipt of the deposit into the holiday home management's account, the terms and conditions contained in the booking confirmation, the house rules, and the other agreements are accepted. They are binding on the tenant and the owner. If the booking confirmation deviates from the original rental agreement, the tenant may withdraw from the offer within 10 days by notifying us in writing.

The rent, which is agreed upon in the booking confirmation, includes additional costs for bath and bed linen, beach towels, tea towels, water, electricity, firewood, fiber optic internet access, parking, municipal fees, island litter, and final cleaning. A deposit of approximately 20% of the rental amount is due immediately, up to a maximum of €2,000. The remaining rental amount must be transferred no later than 20 days before the start of your stay.

The standard rental period is a minimum of 4 nights; if a shorter period is agreed, an additional fee of €80 will be charged, which must be paid with the remaining rent no later than 20 days before the start of the holiday.

Guests pay a €200 security deposit on site, which will be refunded interest-free at the end of their stay if nothing has been damaged or destroyed in or around the villa. Any other incidental costs, such as additional cleaning or laundry, are to be paid to the property manager on site.

Special requests, additional agreements and side agreements are only valid if they have been confirmed in writing by the owner.

The owner provides an ADSL internet connection from IberioTel España. No guarantee can be given for the functioning of the connection. In the event of any disruptions, the owner will endeavor to contact the relevant authorities for prompt repairs. The tenant confirms, for himself and all guests in the respective villa, that during his stay in the villa, he will not download any data that is protected by copyright or for which a usage fee is payable via the provided internet connection without permission. Failure to comply with these regulations will result in substantial fines. Young people and children in particular must be made aware of this regulation.

Claims arising from this contract expire six months after the contractual end of the period spent by the user in one of the holiday villas. Complaints must be reported immediately to the property management or the owner. Claims filed after the period of use is deemed invalid. - The houses may only be regularly occupied by the maximum number of people agreed upon in the lease. This number includes children under 12 years of age, but not infants. Pets are not permitted.

The holiday villas are furnished to a high standard; the well-equipped kitchens include electric cookers and ovens, microwaves, coffee makers, hot water boilers, dishwashers, toasters, extractor hoods, refrigerators, and freezers. All living areas are heated. The living areas include seating, small libraries, internet access, a stereo system (with CD), satellite TV, and fireplaces. Firewood is provided.

All houses are located within a shared, large, well-maintained subtropical garden with walking paths. The garden furniture on the terraces of the holiday villas (garden chairs, garden tables, parasols, and sun loungers) can be used at your own risk. It goes without saying that all guests are responsible for garden maintenance and weed control, necessary construction work, and maintenance, as well as watering the lawns.


2. Cleaning:

The mandatory final cleaning of the villa and pool, which must be arranged by the management, is NOT included in the overnight price. Intermediate cleaning for longer stays and linen change are included in the price for stays of 20 nights or more.

For longer stays, this cleaning is also mandatory every 14 days as an intermediate cleaning with a change of linen.

Linen changes and house cleaning are also available at any time; these services are arranged with the on-site administration and billed directly.


3. Miscellaneous:

Parking spaces are available next to the houses.

A cot can be requested in writing prior to arrival. It will be provided free of charge.

Excessively high electricity or water consumption (average meter readings) will be billed separately. Guests should note the meter readings together with the property manager.


4. Special situation on La Palma:

The private holiday villas, their furnishings and the surrounding areas must be treated with care.

Unnecessary noise and disturbances to the peace of neighbors are to be avoided; in particular, music systems and televisions may only be operated at room volume.

A historic, state-run island crossing path (Camino Real) crosses the property; therefore, hikers and walkers who rarely pass by are generally permitted to pass through.

Water is scarce on the island, so unnecessary water consumption must be avoided.

Waste is not permitted to be burned; garbage bins are available along the main streets. Wet waste from the kitchen must be removed from the house immediately, as otherwise ants and other pests will inevitably invade the house in the southern climate (compost bins will be indicated during the house instructions).

Generally speaking, on this subtropical island, it must be taken into account that insect or caterpillar control may be necessary. Guests are responsible for these necessary measures, as well as for the maintenance and upkeep of the buildings and gardens.

Please note that the cacti on the property should not be touched, as their tiny spines can cause severe pain. Barbecuing is permitted around the house and in the garden. Place cardboard boxes in front of the grill to prevent grease stains and charcoal residue from getting on the floor tiles. Fires must not be left unattended; keep a fire extinguisher and a bucket filled with water nearby! Fires and candles must be extinguished after use.


5. Use:

The user has the right to use the holiday villa agreed in the booking confirmation (up to two people only one bedroom and one bathroom, unless the use of two bedrooms and bathrooms is expressly agreed) including furniture and utensils.

He undertakes to treat the holiday villa and its inventory with the utmost care.

Instructions from the on-site administration and operating instructions must be strictly observed. Technical faults must be reported to the administration immediately; self-repair is not permitted.

The user is also obliged to compensate for any damage caused during the period of use through his or her fault or the fault of his or her companions and guests.

The house rules are part of the user agreement in the booking confirmation.

The administration will inform users about waste disposal and waste separation options.

On the day of arrival, the keys to the respective country house are usually handed over from 4:00 PM onwards. Other arrangements with the management are permissible.

On the day of departure the property must be vacated by 10:00 a.m.

All on-site costs must be paid before leaving the property.

To cover any possible loss of crockery and furniture, the on-site management company that manages the property will require a security deposit of €200.00. This deposit will be returned at the end of the rental period, provided the property is handed over in good condition and no damage or loss is noted.

Users are not required to provide replacements themselves. The refund of the deposit does not affect any claims for damages made by the owner.

The property contains fallow areas, including cacti, which may only be accessed with extreme caution, at your own risk, and wearing appropriate footwear. Caves are entered at your own risk. Liability for damage is excluded.


6. Cancellation - Insurance:

Insurance is not included in the rental fee. Travel cancellation insurance is highly recommended. Users can cancel up to 30 days before the agreed arrival date for a flat-rate fee of €60.

In case of cancellation between 29 and 21 days before the start of use, 20% of the rent stated in the booking confirmation will be due, but at least 120.--€.

In case of cancellation between the 14th day and the start of use, 60% of the rent stated in the booking confirmation will be due.

If a replacement user is named in a timely manner, a fee of €60 will be charged. Upon confirmation by the owner, the new participant assumes all rights and obligations of the booking confirmation.

Based on our own experience, we require renters to take out travel cancellation insurance for rental and travel costs, as they usually reserve one of our villas well in advance. This excludes the risk of illness, death, and accidents. For example, "Europäische Reiseversicherung AG," Vogelweidestraße 5, D-81677 Munich, offers plan 607 for vacation rentals and cancellation fees. The cost is approximately 1.5-2% of the total cost. Almost any travel agency can help you arrange travel cancellation insurance. 7. Securing the house:

The open design of the villas requires that doors and windows be securely locked upon leaving. Users must lock all doors and windows if no one with rights of use is present in the house or in the immediate vicinity. Parasols and awnings, as well as pool covers, must always be closed after use.


8. Reception and key handover:


Upon request, the user can arrange with the on-site administration where the first meeting will take place on the day of arrival. Guests usually drive to the rented villa.

Key handover usually takes place in the afternoon starting at 4:00 p.m. Other written arrangements are possible. After the keys have been handed over and instructions have been given, the use and responsibility for the house passes to the tenant for the duration of the rental period. Passing the house key to unauthorized persons is not permitted.

9. Legal relationship:

The legal relationship between both parties is governed by German law, particularly Sections 651a-k of the German Civil Code (BGB), and the above-mentioned terms and conditions, which supplement and complete the applicable provisions. By paying the deposit, each user acknowledges these terms and conditions as solely binding for themselves and for any persons they have registered with them and any temporary guests of the respective villa. All ancillary agreements must be made in writing and signed by both the owner and the user.
